As a Realtor at a small-town brokerage, I spend every day helping people make some of the biggest financial decisions of their lives. And if there’s one thing I’ve learned, it’s the fact that local elections matter—big time—especially for the housing market.

NASHVILLE, Tenn. (Sept. 7, 2025) – Data for the month of August showed 3,056 home closings, according to figures provided by Greater Nashville Realtors®. This figure indicates a 1 percent decrease from the 3,086 closings reported for the same period last year.

It’s no secret that the U.S. is facing a major housing shortage. Realtor.com recently reported a gap of nearly 4 million homes nationwide, a shortfall that is driving affordability concerns in communities across the country.

Last week, I attended a virtual webinar hosted by Greater Nashville REALTORS® with guest speaker Ben York, CEO of the East Bank Development Authority. York gave an excellent presentation on the East Bank, a 550-acre redevelopment that will transform Nashville’s riverfront and reshape how our city grows.

Artificial intelligence isn’t just on the horizon anymore; it’s here. Over the next year, the playing field in real estate is going to change drastically. Tools like ChatGPT, predictive analytics, and AI-driven CRMs are leveling the knowledge gap. The truth is, very soon every agent will have access to the same market data, scripts, listing insights, and transaction checklists at their fingertips.

For potential buyers who have been waiting on the sidelines because of higher interest rates or those just within reach of homeownership, now is the time to start preparing. The latest data shows that 75 percent of metro markets saw home prices rise in the second quarter of 2025. In Nashville, the median price for a single-family home in July was five percent higher than the same month last year.

With summer winding down and a new school year beginning, the Greater Nashville housing market continues to show stability and resilience. After a slower start to the year, the past two months have brought signs of renewed momentum. The Greater Nashville market is outperforming some larger metros and countering national headlines predicting a struggling housing market.

Recently, I received a garnishment notice at my business for someone I’ve never employed and do not know. This individual claimed to work for my company, and as a result, the sheriff's office attempted to serve me with paperwork demanding that I withhold wages to satisfy a debt.
