The National Association of REALTORS® (NAR) recently released a compelling analysis that reveals just how powerful a modest decline in mortgage rates could be in reshaping homeownership opportunities across the country.

It’s hard to believe we’re already halfway through 2025, and with summer in full swing, the latest housing data suggests the market is heating up—at least slightly. After four consecutive months of declining sales activity, June brought a modest but encouraging uptick in both closings and sales prices, underscoring the Greater Nashville area’s continued resilience.

During the pandemic-era housing market, the nation experienced accelerated migration patterns driven by a mix of hyper-polarization, shifting politics, and the rise of remote work. These factors pushed demand for homeownership away from large metro areas and toward smaller, more affordable cities.

Homeownership has long been one of the most reliable ways Americans build wealth. Even with today’s affordability challenges, the dream of owning a home remains strong—because it’s not just about having a place to live, but about building equity and securing a financial future.

Opportunities in the housing market—both nationally and here in Middle Tennessee—are becoming more abundant. But with opportunity comes the need for both buyers and sellers to adjust their strategies to get the best deal possible.

At first glance, May’s home sales figures for the Greater Nashville region suggest a slowing housing market, with a 9% decline in closings compared to the same time last year. But a closer look reveals a more nuanced picture that highlights growing opportunities for homebuyers across the region.

Last week, I traveled to Washington, D.C., with Greater Nashville REALTORS® staff and leadership to attend the National Association of REALTORS®’ 2025 Legislative Meetings. We joined thousands of REALTORS® from across the country to meet directly with members of Congress, advocating for policies that support the housing market, protect property rights, and help make homeownership more attainable for more Americans.

Originally launched as National Homeownership Week in 1995 under the Clinton administration, this initiative aimed to expand access to homeownership nationwide. In 2002, it was extended to the full month of June under President George W. Bush, emphasizing the importance of homeownership through new programs and outreach efforts.
