There is a lot of talk these days about gentrification, affordable housing, community displacement and a “Nashville for All”.  Any direction you turn people are talking about the benefits of urban density, transit, interconnectivity, legislative districts, overlays, and the list goes on and on. 

With housing inventory levels returning to normal and mortgage interest rates rising, both sellers and buyers are scrambling to adjust to the new market conditions. These are the times when having a toolbox of options becomes invaluable. One of the best tools that my team has been recommending to both buyers and sellers is the 2/1 buydown.

The shift in the real estate market over the last few months has been undeniable. Our market went from “The Hunger Games,” style to abrupt balancing in the blink of an eye. The days of a saturated seller’s market where all you had to do was whisper that your house was going to be listed for sale and you had multiple offers before the end of the day are gone.

In August, the median sales price for a residential single-family home in Greater Nashville was $475,000, up 15% from a year ago. Today’s interest rates are hovering around 6%, up significantly from the sub-3 % rates that were quoted just a year ago.
