NASHVILLE, Tenn. (Apr. 1, 2025) – On Friday, the Metro Planning Department released the results of its Housing and Infrastructure Study, a comprehensive report aimed at addressing Nashville’s growing housing affordability crisis.
“As Nashville continues to grow, it’s imperative that real estate professionals, private enterprise, and city officials work together to identify long-term solutions that increase housing supply and improve affordability,” said Collyn Wainwright, 2025 president of Greater Nashville Realtors. “This is about more than just keeping up with demand—it’s about ensuring that the teachers, healthcare workers, first responders, and service industry professionals who make Nashville vibrant and successful have access to housing in the communities they serve.”
Greater Nashville Realtors applauds the Metro Planning Department for its leadership in delivering this much-needed study. The report makes clear that bold action is needed. In 2023–2024, only nine percent of Nashville neighborhoods had homes affordable to families earning the median household income of $100,000. For Black and Hispanic families, the numbers are even more troubling—median-valued homes were affordable in fewer than one percent of neighborhoods.
The study found that Nashville must add approximately 90,000 new housing units by 2034 to meet projected demand, yet current zoning would only allow for 70,000—leaving a shortfall of 20,000 homes. It also highlights the need to modernize outdated zoning codes, streamline development processes, and integrate infrastructure planning to ensure the creation of vibrant, complete communities.
