NASHVILLE, Tenn. (May 8, 2025) – Greater Nashville REALTORS® applauds Metro Nashville’s continued commitment to addressing the region’s housing challenges, as outlined in its newly released Unified Housing Strategy. The strategy builds on the foundational work of the Metro Planning Department’s Housing and Infrastructure Study and presents a coordinated vision to improve housing access, affordability, and stability for all Nashvillians.
“With population growth continuing and home prices outpacing incomes, addressing our city’s housing needs requires a collaborative, data-driven approach,” said Collyn Wainwright, Greater Nashville REALTORS® President. “We’re encouraged to see Metro aligning policy, planning, and community input in ways that can help expand access to homeownership and housing security.”
The strategy outlines six core challenges—including lack of affordability, limited housing choice, and the inaccessibility of homeownership—and proposes solutions ranging from expanded financial support to preservation of long-term affordability and improved pathways to sustainable homeownership. These goals are increasingly urgent, as nearly half (49%) of Nashville renters and more than one in five homeowners are considered cost-burdened, according to recent Census data.
Compounding the local impact, the U.S. Chamber of Commerce reports Tennessee has lost $8.42 billion in economic output and over 70,000 potential jobs from 2008–2025 due to a shortage of available housing. Nashville alone will need approximately 90,000 new units by 2034 to keep pace with projected demand—yet current zoning allows for only 70,000.
