Greater Nashville Market Shows Resilience Amid Rising Buyer Opportunities

NASHVILLE, Tenn. (July 7, 2025) – There were 3,185 home closings reported for the month of June, according to figures provided by Greater Nashville Realtors. This figure indicates a 5 percent increase from the 3,042 closings reported for the same period last year.

“June brought a modest uptick in both closings and sales prices, highlighting Nashville’s continued resilience,” said Collyn Wainwright, Greater Nashville REALTORS® President. “Ongoing in-migration and strong job growth are sustaining demand across Middle Tennessee.”

Data for the second quarter of 2025 showed 9,312 closings, a 3 percent decrease from the 9,611 closings during the second quarter of 2024.

There were 2,621 sales pending at the end of June, compared to 2,703 pending sales at this time last year. The average number of days on the market for a single-family home in June was 47 days. 

The median price for a residential single-family home was $528,297 and for a condominium it was $340,000. This compares with last year’s median residential and condominium prices of $505,000 and $345,000 respectively.

There were 14,416 active listings reported for the month of June, according to figures provided by Greater Nashville REALTORS®. This figure indicates a 28 percent increase from the 11,255 active listings reported for the same period last year.

“Still, rising inventory levels and longer days on market are tipping the scales in favor of buyers, as the market straddles the line between balanced and buyer-dominating conditions,” Wainwright added.
