My name is Debbie Spurlock and I am honored to be serving as the President of Greater Nashville Realtors Dickson Chapter this year.
Real estate is something that I have been passionate about for a long time. I entered the industry back in 1994 working in the office for a local real estate company and instantly fell in love which led me to get my license.
When my children grew up and decided to join me in the industry years later, I decided to get my Brokers license and start my own company and has led me to take on my latest leadership position as Greater Nashville Realtors Dickson Chapter president.
As I take on this new role during 2023, I’m reminded that celebrating the dawn of a new year is something that we’ve been doing in our society for a long time. For some people it's a reminder of last year's achievements, for others it's a fresh start. It’s a chance to do better. For many, it means taking the next big step into achieving homeownership, a cornerstone toward building long-term wealth for themselves and their family.
Entering 2023, there will be a lot of different opinions on where the housing market is going. Is it getting better, worse, or staying the same?
Whatever happens in Nashville usually trickles out to the surrounding areas, like Dickson.
So, we often look at Nashville to predict where we are going.
Dickson, like Nashville, has seen a steady rise in sales over the past few years, but in the last twelve months, we’ve seen things start to taper off. The Dickson market seems more “normal” than it has in a long time.
Dickson’s current median residential home price is $310,000 and the median condo price is $214,750. We had 59 closings in December with an overall inventory of 219.
I believe buyers are becoming more comfortable with the current rates. They are realizing that the low rates we were used to couldn’t last forever, and waiting to buy may not be the smartest move, as there is no guarantee that rates will return to the previous numbers anytime soon.
A balanced market is not something we’ve seen for a while, but ultimately, it's good for everyone. If you’re thinking about making homeownership a reality this year, reach out to a trusted Realtor who can guide you through that process each step of the way so you can build a better future.
