Adjacent Counties Outperform Davidson Amid Sluggish Home Sales

NASHVILLE, Tenn. (June 9, 2025) – Data for the month of May showed 3,164 home closings according to figures provided by Greater Nashville REALTORS®. This figure indicates a 9 percent decrease from the 3,509 closings reported for the same period last year.

“While overall home sales declined 9% year-over-year in May, several surrounding counties demonstrated market stability,” said Collyn Wainwright, Greater Nashville Realtors president. “Dickson, Williamson, and Wilson counties held steady with no change in residential closings compared to last year, even as Davidson, Cheatham, Maury, Robertson, Rutherford, and Sumner counties experienced an average decline of 18%.”

There were 2,706 sales pending at the end of May, compared to 2,695 pending sales at this time last year. The average number of days on the market for a single-family home in May was 47 days.

The median price for a residential single-family home was $506,557 and for a condominium it was $349,250. This compares with last year’s median residential and condominium prices of $499,996 and $351,000 respectively.

Inventory at the end of May was 14,180, up 32 percent from the 10,670 active listings reported in May 2024.

Currently, there are 5 months of available inventory in the Greater Nashville region.

“Median sales prices for single-family homes saw modest gains in May, while condominium prices experienced a slight decline,” Wainwright added. “Pending inventory edged upward, signaling potential market activity in the coming months. With housing inventory continuing to rise, buyers are taking a more selective approach, and sellers are responding by preparing their homes more strategically to stay competitive in an evolving market.”
