Closings Remain Steady with Another Month of Inventory Gains

Data for the month of March showed 2,752 home closings, according to figures provided by Greater Nashville REALTORS®. This figure indicates a 3 percent decrease from the 2,831 closings reported for the same period last year.

“Sales activity remains steady despite broader economic uncertainty and interest rates ticking up,” said Jack Gaughan, Greater Nashville REALTORS® president. “As we move further into the spring season, stable prices and rising inventory are creating more opportunities for buyers.”

Data for the first quarter of 2026 showed 6,710 closings, a 2 percent decrease from the 6,868 closings during the first quarter of 2025.

There were 2,979 sales pending at the end of March, compared to 2,861 pending sales at this time last year. The average number of days on the market for a single-family home in March was 62 days.

The median price for a residential single-family home was $491,525 and for a condominium it was $349,990. This compares with last year’s median residential and condominium prices of $490,000 and $347,500 respectively.

There were 13,694 active listings reported for the month of March, according to figures provided by Greater Nashville Realtors. This figure indicates an 11 percent increase from the 12,326 active listings reported for the same period last year.
