Tennessee Surpasses Seven Million Residents

The Volunteer State grew in population by 1.7% between 2020-2022--eclipsing 7 million residents, according to new U.S. Census Bureau data. While the state saw an overall increase in population growth, Middle Tennessee is the dominant force with seven Nashville-area counties ranked in the top 10 for raw population gains in the state last year, according to a University of Tennessee analysis.

Davidson County gained 4,722 residents in 2022 while 34 miles southeast of Nashville, Rutherford County saw 9,417 residents added—topping the list for the seventh straight year.

The interest in the Greater Nashville Region comes as no surprise with the area experiencing record high demand as a result of the pandemic-driven housing boom that ushered in a large influx of people flocking to the nine-county region in search of more affordable housing options, the state’s business-friendly environment and a lucrative labor market.

While the current market is beginning to moderate with month-to-month numbers growing at a healthy rate, the area is proving to be an attractive destination for people looking to plant roots and make Middle Tennessee their next home.
