2024 Housing Market Highlights

Earlier this week, Greater Nashville Realtors released its monthly home sales report for December 2024, alongside Q4 market data and total closings for the entire year.

While the report contains a wealth of data, here are key takeaways that shed light on the 2024 market's performance and what it might mean for buyers and sellers in 2025.

The standout figure is the 1% increase in total sales for 2024, signaling the Middle Tennessee real estate market’s resilience. A total of 33,935 homes were sold across the nine-county region, compared to 33,429 in 2023. This incremental growth underscores the steady demand for housing in our area.

December was particularly notable, with 2,842 closings—a 15% jump from the 2,463 closings in December 2023. This uptick suggests growing consumer confidence in Greater Nashville, even as other markets across the country have experienced cooler conditions.

Inventory remains a challenge, but there is positive movement. At the end of December, there were 10,109 active listings, a 15% increase from the 8,727 reported in December 2023. While this progress is encouraging, it’s clear that housing supply still lags behind demand—a lingering effect of underbuilding following the 2008 housing crisis. Nevertheless, rising inventory and stable days on market are creating more opportunities for buyers heading into 2025.

Finally, consistent price appreciation remains a hallmark of the Greater Nashville market. The median sales price for a single-family home rose from $460,000 in January 2024 to $500,000 by year’s end. This reflects a long-term trend of strong equity growth, with an average annual appreciation of 5.9% since 2004—offering significant value for homeowners in our region.

Whether you’re buying your first home or selling a long-time property, navigating a dynamic market like Greater Nashville’s requires expertise and guidance. A trusted Realtor is your best ally to understand market trends, seize opportunities, and make informed decisions that align with your goals.
