Housing Growth Shows Promise in Nashville Market

It’s no secret that the U.S. is facing a major housing shortage. Realtor.com recently reported a gap of nearly 4 million homes nationwide, a shortfall that is driving affordability concerns in communities across the country. That reality is on full display here in Greater Nashville, where many who aspire to the American dream of homeownership are finding it increasingly difficult to achieve.

For buyers, though, there are some encouraging signs. Local inventory has been trending upward, with July data showing a 20 percent year-over-year increase in available homes across all categories. Breaking it down further, condominium inventory rose 24 percent, while single-family home inventory also climbed 24 percent.

This growth is welcome news, but the supply still falls short of what’s needed to balance demand and meaningfully improve affordability. A long-term solution will require building more homes — both in Greater Nashville and across the nation. Achieving that goal means aligning industry and public policy efforts to support home construction and advance affordability.

On that front, Nashville is standing out nationally. In Realtor.com’s latest Top New-Construction Metros report, which evaluated the 100 largest metros based on availability, affordability, sustainability, and desirability of new homes, Greater Nashville ranked third in the country. According to the report, 37 percent of the metro’s for-sale listings are new builds — even as existing-home inventory continues to rise.

The study also highlights the strength of the local market. New homes here are drawing an above-average level of online interest and are selling quickly, averaging just 52 days on the market. Many of these new builds are located in the eastern and southern parts of the region, reflecting where land is more available and development is most feasible. While these homes sit outside the Nashville core, they demonstrate that opportunities for ownership remain within reach of the city and its amenities.
