NASHVILLE, Tenn. (December 8, 2025) – Data for the month of November showed 2,412 home closings, according to figures provided by Greater Nashville REALTORS®. This figure indicates a 6 percent decrease from the 2,567 closings reported for the same period last year.
“As we close out 2025, we are experiencing the usual seasonal lull as buyers prepare for the new year,” said Collyn Wainwright, Greater Nashville REALTORS® president. “With mortgage applications rising 15 percent year-over-year, according to data from the Mortgage Bankers Association, we anticipate market activity to pick up early in 2026.”

There were 1,998 sales pending at the end of November, compared to 2,145 pending sales at this time last year. The average number of days on the market for a single-family home in November was 57 days.
The median price for a residential single-family home was $500,000 and for a condominium it was $341,590. This compares with last year’s median residential and condominium prices of $500,000 and $350,000 respectively.
Inventory at the end of November was 13,554. This figure indicates a 19 percent increase from the 11,375 active listings reported for the same period last year.
