NASHVILLE, Tenn. (Feb. 9, 2026) – There were 1,825 home closings reported for the month of January, according to figures provided by Greater Nashville REALTORS®. This figure is down 4 percent from the 1,905 closings reported for the same period last year.
“While the overall Greater Nashville region experienced a four percent decrease in closings, parts of the region saw an increase in homes under contract,” said Jack Gaughan, Greater Nashville REALTORS® president.

There were 2,100 sales pending at the end of January, compared to 2,185 pending sales at this time last year. The average number of days on the market for a single-family home was 65 days.
The median price for a residential single-family home was $485,598, and for a condominium it was $350,000. This compares with last year’s median residential and condominium prices of $490,000 and $339,000 respectively.
Inventory at the end of January was 11,795, up 9 percent from 10,821 in January 2025.

“Interest rates dropped at the start of the year, which led to a boom in mortgage applications,” Gaughan added. Unfortunately, widespread damage and power outages from Winter Storm Fern froze out the market in the last week of January -- causing a delay in closings and impacting homes under contract leading into February.”
