Strong April Home Sale Figures Reflect Steady Demand Across the Region
NASHVILLE, Tenn. (May 7, 2026) – Data for the month of April showed 3,100 home closings, according to figures provided by Greater Nashville Realtors. This figure indicates a 4 percent increase from the 2,963 closings reported for the same period last year.
“April saw a strong month of closings along with an increase in single-family home prices,” said Jack Gaughan, Greater Nashville Realtors president. “Together, these trends signal a solid market for both buyers and sellers.”

There were 3,016 sales pending at the end of April, compared to 2,743 pending sales at this time last year. The average number of days on the market for a single-family home in April was 57 days.
The median price for a residential single-family home was $503,340 and for a condominium it was $345,000. This compares with last year’s median residential and condominium prices of $500,000 and $350,000 respectively.
Inventory at the end of April was 14,677. This figure indicates a 10 percent increase from the 13,249 active listings reported for the same period last year.
Currently, there are 6 months of available inventory in the Greater Nashville region.

“The current six months of inventory is a key benchmark of a balanced market, where marketing strategy and pricing remain a focus for sellers,” Gaughan added. “While the condo market continues to see slower sales and lower prices year over year, it remains a strong option for first-time buyers looking to enter the market.”
The data collected for this release represents nine Middle Tennessee counties: Cheatham, Davidson, Dickson, Maury, Robertson, Rutherford, Sumner, Williamson and Wilson.
